The first step in the process of choosing the right home builder is defining your needs. Of, course, you will have to determine what size, type, and price range of home you need.
Once you have thought about the type of house you want, down to the specifics, you can start creating a list of potential builders. You can do this by contacting your local home builders’ association to obtain a list of builders who construct homes in your area.
This list will also tell you whether the builder is licensed and adequately insured. However, note that not every state or area requires builders to be licensed. What is important is that you, the client, are also covered during the building process.
Take into consideration experience and positive reviews. Are past buyers satisfied? Ask for references from past home buyers if you must. Some would even try visiting a builder’s recently built home, if possible, and interview the homeowner with some questions. At the very least, drive by and see if the homes are visually appealing.
Ask yourself, is there a design fit between what type of home you want and what this builder can actually build? Does this builder actually specialize in the style of home you seek? Look for a builder whose work includes at least some examples of the style of home you want. While in that process, try inquiring about the warranty as well and look for a structural warranty of ten years or longer
Tour model homes and/or homes that the builder built for past buyers or furnished and decorated model homes that’s open to the public. If visiting a builder’s recently built home is out of the question, the best alternative is to visit model homes. Pay careful attention to the look, feel and quality of the home.
So, as you can see, choosing the right home builder is not such a complicated process. It may take some time but it will be all worth it!
